VANTAGE BUSINESS PARK, COLDWINTERS, DUBLIN 11 (PHASE 1)

Vantage Business Park is located in the Dublin Enterprise Zone (DEZ) in North County Dublin in the Fingal County Council area. Phase 1 of the project involved the provision of 2 no. units on the 3.35-hectare site to date, both of which are single-storey units for Industrial/Warehousing use with ancillary 2-storey offices with a gross floor area of 9,747 m² together with service yards, car parking, and ancillary site development works.

The units feature twin-span steel frame construction, power floated and sealed, reinforced concrete floor slab with a uniformly distributed load of a minimum of 60KN/m2, 2.4 m. high wall to inside of an external cladding wall, 12 m. clear internal height, 4 no. dock levellers & 2 no. full height grade doors, and an extra deep service yard (47m). Unit 1 successfully achieved a LEED v4 “Building Design and Construction: Core and Shell Development” Silver rating in December 2023.

Planning permission was recently granted for Phase 2 of the project which will comprise 3-4 no. detached buildings on the Vantage Business Park site. Phase 2 works will involve all site infrastructure, roads, access, drainage, attenuation, etc. Extensive consultation with Fingal County Council and Irish Water was undertaken to secure planning permission and agree on infrastructural requirements.
