Spencer Place South is a major 6.05 acre regeneration scheme, occupying an entire city block on the riverfront site in Dublin’s Docklands. The development comprised the construction of 7 no. commercial buildings (in four main groups) of varying heights over a common 3-level basement. Works on this project also involved the refurbishment and adaptive reuse of the existing 19th Century British Rail Hotel - a protected structure.
The office development is set to be occupied by Salesforce and has been named Salesforce Tower Dublin. A fully glazed central concourse is a unique feature of the campus. In fact, it is the largest façade glazing project in Ireland currently. Alternating between three and six storeys in height, internal and external sky bridges constructed of structural steel and high specification glazing connect the buildings and are enlivened with creative landscaping. They provide an unparalleled flow as well as breakout space designed to inspire.
CS Consulting designed, specified and procured an enabling works package including site clearance, secant pile wall installation and bulk excavation to approximately 14 metres below pavement level. Extensive discussions were held with Transport Infrastructure Ireland as the works were within 7 metres of the LUAS.
