HARCOURT SQUARE, DUBLIN 2

The Harcourt Square, Dublin 2 project is a large-scale development delivering 37,636 sq.m. of Grade A office accommodation on a 1.9-acre city centre site. Due to its location adjacent to existing structures, detailed performance specifications for noise and vibrations were created, along with traffic management solutions. The project required extensive coordination with traffic, public transport, and LUAS infrastructure to minimize disruption.

Construction combined concrete slabs, steel beams, and core walls, while office floors utilized steel beams, composite metal decking, and concrete core walls, with 2.9m clear heights. Structural spans reached 9m, with transfer trusses supporting open areas like the atrium.

The project is targeting LEED Platinum, WELL Platinum and Embodied Carbon Targets.

The project was developed to BIM Level 2 with high levels of coordination and collaboration.
